Gateway House, Leicester

A rapid refurbishment of a 1960's Office / light industrial building with very severe over heating problems on its unprotected south westerly and south easterly elevations. We overclad the solid areas of the facades with external insulation and self coloured render, and edited out some of the glazing, whilst developing a sunshade geometry of trapizoidal sails at 45 degrees to the elevation, to preserve high level, daylighting in winter and to permit views out.

The overall scheme cost £1 million / $1.57 million, area: 280,000ft² gross.

The building had the reputation of being the ugliest building in Leicester, but on completion rents rose from £ 2/ft² to £ 6/ft² and it financed itself in twelve months, according to the pro Vice-Chancellor.
